Paul Montelongo

Paul Montelongo is a lifelong investor, entrepreneur, and business owner. Paul has built, owned, and operated eight multi-million-dollar businesses in his 40-year career. These companies have generated over $90 million in revenue and have employed well over a thousand people.

He invests in underperforming specialty properties in emerging markets including marinas, resorts, apartments, event facilities and residential properties. Currently, Paul has invested in 582 units in six different markets through out the US.

In addition to his personal investments, Paul works with Real Estate Investors and Real Estate professionals to help them balance their life, extract more profit from their deals and design their lives from the inside out.

Paul’s businesses have included high-end construction and remodeling, casualty management, flipping residential properties, sales operations and a mentoring program.

Paul has made hundreds of professional speaking appearances at Real Estate and Construction Industry conferences around the world. He has authored three books, hundreds of training videos and audio programs, and more than two hundred trade journal articles for the construction and real estate industry.

Paul lives in San Antonio, Texas with his wife, Letitia and is an active father and grandfather to his family.

Letitia Montelongo

Letitia is the Co-Founder and Managing Member of Montelongo Capital. She is responsible for nurturing investor relationships and raising capital to fund the acquisition of multifamily properties.

She has been a licensed Real Estate Professional since 2014, helping buyers and investors acquire homes, warehouses, industrial sites, self -storage facilities and multifamily properties. She specializes in creating high return commercial real estate opportunities through identifying undervalued, under managed multi-family properties and other commercial real estate.

Prior to real estate, Letitia worked in higher education finance as a Senior Vice President for a Fortune 500 Company. In 2008, she left corporate America and set out on her entrepreneurial path. She has owned and operated several small businesses to include Peachwave Self Serve Frozen Yogurt, Yours Truly LA, Grace Advanced Aesthetics, Lone Star Innovative Medical Solutions and Letitia Montelongo Real Estate.

Today Letitia, along with her husband Paul, help other’s learn how to invest passively in real estate so they have the freedom to live the life of their dreams. Letitia and Paul have four children and seven grandchildren. They live in San Antonio, Texas.

Virginia Dunne

Virginia is the Director of Marketing for Montelongo Capital. She is an experienced visual storyteller with a passion for capturing photo and video elements that produce compelling and engaging narratives. A lifelong learner, she is excited about her new role in the multi-family industry.

She also co-created Adventuroo, an app for finding and sharing family-friendly activities and restaurants. She developed the overall design for the user interface, working with a developer on all aspects of the application's functionality.

Virginia attended the Fashion Institute of Design and Merchandising in downtown Los Angeles, graduating with a degree in Visual Communications. Her in-depth knowledge of the fashion industry and on-camera experience opened the door for her to host countless after shows on AfterBuzzTV.

She also lived in Germany in her twenties and was blessed to travel the world early. Virginia began her career in the entertainment industry there, appearing on-screen in commercials, infomercials, and other roles in Europe and later in the United States. While in Europe, she attended the University of Maryland in Germany, graduating with a Bachelor's Degree in Business Management.

Virginia recently relocated back to Austin, Texas with her husband, Brian, and their two sons.

Kyle Swafford, Esq.

REAL ESTATE ACQUISITIONS ATTORNEY

Kyle is a native of Cleveland, Mississippi, and has a wealth of experience in tax law, commercial real estate law, and securities compliance. He received his Bachelor of Business Administration in Accounting from Delta State University.

Then, he went on to earn his Juris Doctorate from Mississippi College – School of Law, where he clerked for then Mississippi Supreme Court Justice Kitchens. In addition, Kyle participated in the University of Florida – Levin College of Law’s top-ranked Tax Law Program.

Before forming Swafford Law Firm, Kyle worked as an International Tax Consultant II at Deloitte Tax and has several years of experience with the Georgia Department of Revenue and the Internal Revenue Service.

Last, Kyle worked at premier Commercial Real Estate law firm in Atlanta, Georgia.

At Swafford Law Firm, Kyle is a corporate and commercial real estate practice group member and represents clients in various matters, including real estate syndication, tax considerations for real estate investors, joint ventures, and commercial lending.

Kyle lives with his wife, Carly, and their son, Harrison.
Collectively, they chase around their energetic Blue Merle Australian Shepherd, Sadie.

Zalman Kravitz

DEBT PLACEMENT ADVISOR

Zalman Kravitz is the founder and CEO of LICA Equities, based in South Florida. LICA Equities specializes in arranging debt and equity on behalf of real estate developers, investors, and owners. Zalman has over ten years of real estate experience. Since 2019, Zalman has underwritten over $1B worth of deals.

LICA Equities is a Miami based real estate capital advisory firm that offers a wide variety of solutions for financing commercial real estate projects, including debt and mezzanine financing, preferred and joint venture equity, sponsor equity, and investment sales. LICA is highly regarded in the industry for its ingenuity, creativity, and advocacy on behalf of its clients.

Gene Trowbridge

SECURITIES ATTORNEY

Gene has been in the commercial and investment real estate business continuously since 1972 and in the legal profession since 1996. Awarded the CCIM designation in 1977, Gene continues to serve as a member of the CCIM faculty and achieved Senior Emeritus Instructor status, upon 40 years of teaching. In 2002, he was selected as the Robert L. Ward Instructor of the Year in the Institute. In 2005, Gene was awarded the Victor L. Lyon Distinguished Service Award for his many years of outstanding contribution to the Institute’s education program. He is a member of the California Bar. As the founding partner of Trowbridge Law Group LLP, Gene’s law practice concentrates on the syndication of commercial and investment real estate, through both debt and equity.

As a former syndicator, who for ten years raised investor capital; he served as the sponsor of sixteen investment groups, by raising equity from investors, through registered representatives in the broker dealer community, once sending out 1,676 K1s in a single year.

He was responsible for the organization of those investment groups; the acquisition, management, and disposition of the real estate; and communications with the investors. Because of his hands-on syndication experience, Gene is able to communicate with his clients, on both the technical and practical aspects of state and federal securities laws.

Between Gene’s individual syndication background and the firm’s legal practice, the partners in the firm have written offerings of more than $5 Billion in monies raised. The median offering size is $2. 5 million. His practice writes offerings under Rule 506(b) and 506(c) of Regulation D ; Regulation CF and Regulation A+. He has trained and mentored three different law partners, in syndication and crowdfunding, since 2008. He has delivered more than 250 live seminars on group ownership, exchanges and taxation audiences across the country; his articles have been published in various real estate media outlets and he is a highly sought-after speaker on the subject of real estate group ownership.

He authored his first book It’s A Whole New Business in 2005. The third edition was released in 2015 and revisions for the 4th edition are underway. He and Kay have been married for 48 years and have two daughters, Amy and Emily. He enjoys music, travel and has run 37 half marathons since turning 60!

Michael Menteer is the COO at CH Capital Investments, with over 15+ years of operational management experience in the commercial, residential, construction and leasing industries.

Michael has started, built and sold multi-million dollar commercial and leased spaces over the last 10 years. He has owned multiple single-family properties, has worked with county officials to subdivide properties, built ground-up commercial buildings, leased multiple units, and sold multiple commercial properties and businesses.

Charles founded Capco Steele in 1985 with a single previous customer relationship from his past employer. His goal since the beginning has been to create a company that would provide exceptional construction services at a higher standard than you would expect in the industry at a fair price.

Capco has become recognized as an industry leader in the self-storage community. They have an in-house drafting team with decades of combined experience which uses the latest Auto-Cad programming 3-D modeling to work closely with Architects, Engineers, Manufacturers and various other trades.
